The estate agent’s fee is the big item, but many private sellers also pay thousands of kronor just to list on major portals. Hemnet’s price varies with asking price, location and package — there are no fixed list prices.
Advertising can in some cases affect your capital gains calculation, but it is still a cost you pay out of pocket — regardless of the tax effect.

Clean, declutter and fix small flaws. The first impression at a viewing often decides the final price — for viewers and for you ahead of the photoshoot.
Use natural light, shoot from room corners and keep the camera at chest height to show space. Investing in a photographer is one of the best levers for final price.

Ask for written offers with conditions and preferred completion date. Do not evaluate price alone — mortgage promise, completion date and any reservations can decide between equally high offers.

Sign the documents and hand over the keys on completion day. Check that the buyer has paid, record meter readings and walk through the home together before handover.
Declare the sale the following year on form K5 (house) or K6 (tenant-owned apartment). Capital gains tax is 22% — keep all receipts for improvements; they are deductible.
Selling yourself saves the fee — but some investments in safety can still be well worth the money, especially when you sell a house.
Advertising (Hemnet and others)
Large property portals charge per listing — often several thousand to tens of thousands of kronor depending on asking price and package. The cost can in some cases be included in the capital gains calculation, but it is still an expense you pay upfront. See the guide prices in the Hemnet section above.
Capital gains tax
22% tax on the gain, where gain = sale price minus purchase price and deductible improvements. Deferral is possible if you buy a new home.
Stamp duty (property)
Applies when selling a house or other freehold property. The buyer normally pays 1.5% of the purchase price — no cost for you as seller.
Photography & styling
Professional photos cost SEK 3,000–8,000 but often return several times that in final price. Styling and move-out cleaning are optional investments.
Survey & latent defects
An independent surveyor gives both you and the buyer a shared picture of the home’s condition. Prefer ordering a survey before viewings — then you build trust early, not only when an offer is already on the table.
If you sell a house we recommend combining a professional survey with latent defects insurance (seller’s liability). As a private seller you may be liable for latent defects for up to ten years after completion. That gives you peace of mind, makes the deal more attractive to buyers and can even lead to a higher final price — viewers bid more when they feel secure.
If you sell a tenant-owned apartment the liability period is usually shorter (around two years). A survey can still be wise; judge yourself whether insurance fits your situation.
