Start with properties like yours: same municipality or neighbourhood, similar living area, number of rooms, year built and condition. Look at final prices, not only asking prices — it is the completed deals that count.
Note price per square metre, whether there was bidding and how long the properties were listed. Three to eight good comparisons often go further than a long list of dissimilar homes.
Subtract or add for balcony, parking, renovated kitchen/bathroom, floor, lift, plot, energy rating and location. Be honest about condition — viewers quickly notice if photos and price do not match.
For a tenant-owned apartment: check the monthly fee, debt per sqm and planned maintenance. For a house/farm: running costs, heating, leasehold and any easements affect what buyers will pay.
